The 102 Barrack Road project involved addressing a planning oversight by the client's builder, who had failed to submit the necessary applications for both a rear extension and a loft conversion. I stepped in to handle the retrospective planning application for the rear extension and prepared a new application for the loft conversion, ensuring the designs met local regulations and aesthetic requirements.
For the retrospective rear extension, the work included creating detailed site plans and elevation drawings to reflect the changes made to the property. The design maintained a seamless integration with the existing structure, respecting both the character of the property and the neighboring homes.
The loft conversion was designed to enhance the functionality of the property, adding valuable living space while keeping in line with planning constraints. This required structural modifications and utility adjustments, including repositioning sewer access points and reinforcing pipework with materials that matched the original clay pipes. Specific measures were taken to align the sewer adjustments with the property's layout, ensuring minimal disruption to existing utilities.
Throughout the process, I navigated the intricacies of retrospective planning permissions and ensured compliance with all required standards. The end result provided the client with additional living space and a well-integrated rear extension, meeting both their practical needs and design expectations.
